Is it the great location on the golf course, the updated kitchen, the new neutral paint throughout the home or the closing costs offered by the Seller. Well, actually those factors can certainly affect the sale, but when all is said and done - it is always The Price that sells the home.  In other words, is the home positioned correctly in the current real estate market to sell.  Is its list price in line with similar properties on the market and what has sold recently in the neighborhood.

Factors involved in the sale of a home:

The Home's Price is the most important factor because it is a strategic and flexible and can be adjusted up or down to correct for deficiencies in the other factors.

Buyers make their decisions based on competitive shopping and are generally more aware of actual market conditions than sellers, because they have been out actively surveying what is available in a particular area and price range.  One of the most important jobs of your listing agent is to provide you with the current real estate market conditions, so that you can price your home to sell.  You need to be aware of what your current competition is, what homes similar to yours have gone under contract and what has sold recently to be able to evaluate and set a price that will attract buyers and sell your home.

The economic forces of supply and demand also affect the real estate market and the price of homes in an area.  As seen by the chart on the left, Davidson County home prices started the rise in the first quarter of 2014.  In the 2nd Quarter of 2015, our median sale price was $132,000, which is a 8.2% price increase over the 2nd quarter in 2014.  Our inventory is still low in certain price points and homes priced correctly when first listed are starting to sell quickly.
